Classics At MonteVista – Sales Release #1 Sales Process

Step #1 – Loan Pre-approvals (Today thru 6/25) – Get pre-approved now for a mortgage loan. You can either request a pre-approval from one of our Preferred Lenders (click here or visit ClassicMonteVistaHomes.com) or submit your pre-approval letter from your chosen lender to MaryLynn@ClassicCommunities.net.

Step #2 – Model Home Preview (6/18 thru 6/25):  Beginning June 18th, members of our interest list can schedule a private tour of our model homes. Please click here or contact the Community Sales Manager at MaryLynn@ClassicCommunities.net to schedule your appointment.  A loan pre-approval is not required to tour our models.  Seller will announce the homes to be released in Sales Release No. 1 (“SR #1”) together with anticipated price ranges. 

Step #3 – Sales Release #1 (Saturday, 6/26): On the morning of Saturday, 6/26, Seller anticipates emailing the price sheet for SR #1 to all prospects on our interest list who have provided a pre-approval letter issued by a Preferred Lender or a pre-approval letter from your chosen lender. After receiving the SR #1 price sheet, prospects who wish to participate in SR #1 will confirm their intention to purchase by emailing the community sales manager at MaryLynn@ClassicCommunities.net with the home they wish to purchase and, if applicable, up to two alternate homes. Seller will reply to such emails in the order received to notify prospects if they have been selected to purchase their first, second or third choice home.*

Step #4 – Reservation (Sunday, 6/27): To reserve a home, prospects selected to purchase in SR #1 will have 24 hours to deliver to the community sales manager a check equal to 3% of the purchase price payable to First American Title Company.

Step #5: Purchase Contract (Monday, 6/28): After reserving a home, a buyer will have an additional 24 hours to review and execute (via DocuSign) the purchase agreement, the disclosure and ancillary purchase documents to be provided by the community sales manager. After receipt of the executed purchase documents, Seller will countersign and deliver the 3% deposit and purchase documents to First American Title Company in San Jose with instructions to open escrow.

*Note: Given demand for new townhomes in this community, it is anticipated that there will be more prospects interested in participating in SR #1 than there are homes available for purchase.
